About Iowa Commercial Roofs

A Statewide Commercial Roofing Partner — Not a Residential Shingle Company

We built this company around one job: keeping commercial and industrial roofs across Iowa sound, documented, and out of trouble, in a climate that doesn't make that easy.

Iowa Commercial Roofs exists because commercial and industrial roofing is a genuinely different discipline than residential shingle work, and property owners deserve a contractor who treats it that way. We are not a residential roofing company that also takes commercial jobs on the side. Every service we offer — repair, replacement, inspection, coatings, and storm response — is built around flat and low-slope membrane systems and metal roofing, the systems that cover offices, retail centers, warehouses, healthcare facilities, and the ag and industrial buildings that make up so much of Iowa's built environment.

That focus matters because the failure modes are different. A shingle crew's playbook for a hail-damaged residential roof does not transfer cleanly to a TPO membrane on a distribution center, and a coating system that extends the life of an EPDM roof on a cold-storage facility has nothing to do with asphalt shingle repair. We built our company, our crew training, and our material relationships around the systems that actually sit on top of Iowa's commercial and industrial buildings — not around a general contractor's assumption that a roof is a roof.

We also built the company around the state itself, not one city. A property owner in Sioux City deserves the same response time, the same documentation standard, and the same honest recommendation as one in Des Moines or Cedar Rapids. Serving commercial and industrial properties statewide across Iowa. That statewide commitment shapes how we staff crews, stage materials, and dispatch for storm response — we plan for distance, not just for our home base.

Every project starts the same way, whether it's a small leak repair on a retail strip mall or a full tear-off on a distribution center: a documented, on-site assessment first. We don't quote a roof from a satellite photo or a phone description. A member of our team walks the roof, photographs the condition, checks drainage and flashing details, and puts a written recommendation in your hands before any work is scheduled. That discipline is what lets us give you an honest answer — repair, coat, or replace — instead of defaulting to whichever service happens to be most profitable for us that quarter.

Working With Property & Facility Managers

Built to support portfolios, not just single buildings

A lot of Iowa property managers and facilities engineers are responsible for more than one roof, often spread across several metros. We support that reality directly: a single point of contact who can track condition reports across every property in a portfolio, coordinate maintenance visits so they don't all land the same week, and prioritize capital spending across buildings instead of treating each roof as an isolated decision. If you're managing budgets a year or two out, our inspection reports are built to feed directly into that planning — remaining-life estimates, photo-documented condition, and a clear repair-or-replace recommendation for every roof on your list, not just the one that's currently leaking.

Crew Qualifications

Crews built for Iowa's weather-driven roof failures

Iowa sits inside the northern edge of Hail Alley, runs a severe thunderstorm season that peaks April through June, and swings from -20°F winters to 95°F+ summers. That combination — hail bruising, wind-uplift stress, and freeze-thaw cracking, all in the same calendar year — is exactly what our crews are trained to inspect for and repair. The 2020 derecho remains a useful reference point for the kind of straight-line wind damage our teams know how to find at seams, edge metal, and rooftop equipment curbs, even when it isn't visible from the ground.

Licensed for Commercial & Industrial Work

Our crews are licensed to perform commercial and industrial roofing across Iowa — not a side business run off a residential shingle crew's truck.

Trained on Low-Slope & Metal Systems Only

Every crew member works exclusively on flat, low-slope, and standing-seam metal systems. That specialization is the difference between a contractor who occasionally does commercial work and one built around it.

Storm-Damage Assessment Experience

Our teams know what wind-uplift looks like at a seam or edge-metal detail after a derecho-strength event, and what hail bruising looks like on a membrane that seems fine from the ground.

Safety-First Job Sites

Fall protection, equipment staging, and site control are non-negotiable on every roof, whether it's a downtown office tower or a rural grain elevator.

Systems & Materials Expertise

Deep experience across every major commercial roofing system

We don't push a single system regardless of the building. Our teams install, repair, and restore TPO, EPDM, standing seam and R-panel metal, and silicone/acrylic coating systems, along with BUR and modified bitumen roofs already in the field — and our free inspection process is built to recommend the system that actually fits your building, your budget, and Iowa's climate.

Why Choose Us

What sets a commercial-only, statewide contractor apart

Commercial & Industrial Only

We don't split attention with residential shingle jobs. Every crew, every truck, and every material account is dedicated to flat, low-slope, and metal commercial systems — the roofs that actually run your business.

One Contractor for the Full Lifecycle

Inspection, repair, coatings, and full replacement all come from the same company, with the same documentation standard, instead of juggling separate vendors for each stage of a roof's life.

Statewide Reach, Not a Single-Metro Shop

A property manager with buildings in Des Moines, Sioux City, and Dubuque can use one contractor and one point of contact instead of three regional shops with three different standards.

Honest Recommendations

Our free inspection process is built to tell you the truth about your roof's condition — including when a repair or a coating is the right call instead of a full replacement.

Documentation as Standard Practice

Photos, written condition reports, and scope-of-work documents on every visit — useful for your own capital planning and, after a storm, for your own insurance carrier's claims process.

Built for Iowa's Weather, Specifically

Not a generic national playbook — a crew and a process shaped by Iowa's specific mix of hail frequency, wind events, and brutal seasonal temperature swings.
